Generator equipment and service access

A maintenance plan for the equipment you actually operate
Genesis Prime Group offers preventive generator maintenance for properties in Miami-Dade, Broward and Monroe Counties. Monthly, quarterly, semiannual and annual plan options are available for scope review. The selected plan should reflect the equipment, operating conditions, manufacturer instructions and applicable facility requirements.
A useful agreement identifies the covered equipment, scheduled work, reports and the process for approving repairs. It should not leave the owner guessing which parts of the system are included.
Request a Generator Maintenance Proposal.
Services available in a maintenance scope
Our maintenance services includes oil and filter changes; coolant inspection and replacement; battery and charger inspection; belt, hose and connection inspection; radiator and cooling-system inspection; and radiator repair.
It also includes fuel-system, exhaust-system, engine and electrical-system inspection, controller diagnostics, ATS inspection and testing, and maintenance reports and recommendations.
Not every listed task is automatically performed at every visit or included in every plan price. The agreement should identify the activities, materials, covered assets and intervals for your equipment. Repairs and additional testing need to be specified separately when they are outside that scope.
Establish the baseline before agreeing on a schedule
Provide the manufacturer, model, rated output, fuel type and number of generators. Include operating hours when known, the last maintenance date, recent reports and any unresolved alarms or deficiencies.
The service team should know which associated equipment is covered: transfer switches, batteries, chargers, fuel components and controls. Where another company maintains part of the system, identify that responsibility so the plan does not assume that someone else is completing a required task.
Tell us about any active manufacturer warranty so the proposal can identify the appropriate warranty-service responsibilities.
Maintenance, testing and repairs are different scopes
Preventive service is not a substitute for a defined load-bank test. Transfer testing and other system checks also need a clear purpose and procedure. The owner's agreement should show which tests are included and the conditions under which they are performed.
Finding a deficiency does not automatically include the repair in the maintenance price. The report should identify what was observed, the recommended next action and the authorization needed. Parts, corrective work and repeat testing should follow the agreed approval process.

Records the property manager can use
Ask for an equipment-specific service record showing the visit, tasks completed, observations and unresolved work. Keep that record with prior reports so recurring issues can be evaluated rather than treated as unrelated calls.
Where the history raises a replacement question, review the actual condition and proposed capital scope. Age alone does not define the decision, and a new generator still requires a service plan.
Access and scheduling
Tell us about access controls, building contact information and operating restrictions. Some checks require coordination with site personnel or other contractors. Establish those requirements before confirming the visit.
Do not open energized enclosures to collect information. Available records and photographs of safely accessible labels are enough to start the inquiry.
Which maintenance interval should we choose?
The plan is established from the equipment and facility requirements. The available plan options are not a universal schedule for every generator.
Does preventive maintenance guarantee operation in the next outage?
No. A maintenance program manages equipment condition but cannot guarantee future performance. Identified deficiencies still need appropriate resolution.
Is emergency repair included in the plan?
Only as defined in the agreement. Coverage, response arrangements, labor, parts and availability need to be stated rather than assumed.
Request a Generator Maintenance Proposal. Send the equipment list and recent records for a scoped service discussion.
